It also threw up a new query on what appears at first glance to be another underpriced listing.
Reader Shza says: “I have a similar question regarding a seriously-below-market-there-must-be-something-wrong-with-it price on this Piedmont listing.” Shza is referring to 132 Cambridge Way near Dracona Park in Piedmont, priced at $785,000 ($412/sq ft), which has been on the market for 36 days (pictured above). He adds: It’s “nearly 2,000 sq ft for under $800k in a neighborhood where you’d typically pay $1.2M…”
There may well be information we are not privy to here. Anyone have any inside knowledge or thoughts?
According to MLS the *lot* is a mere 2625 sq ft! So, to risk restating the obvious, there is no “there” there!
A lot of the space has a sloped roof or a seven foot ceiling in the basement. And the house is so narrow you have to walk across the middle of the living room to get to the dining room and kitchen. Just a terrible layout.
There’s a flight to quality going on. Why buy a bad design when you can wait for a better one? It’s not as if prices are rising so fast if you don’t buy now you will be locked out forever…in fact, if you don’t buy now, you will probably save money later.
I don’t think it’s underpriced in the least bit. Although it has great curb appeal, it has a horrible layout. The master bedroom is the garage/basement directly at street level and right next to the car that is parked in the driveway. The ceiling is about 7 foot, but the shower is even worse. My husband is under 6 feet and he could barely stand upright in the shower. Not very functional. The house feels like it was made for little people. But it does come with Piedmont schools, and for some people that’s enough.
