Homes selling over list price at Berkeley’s top end

It’s slim pickings on the listings front as we sweep towards Christmas and the slowest time of year in real-estate terms. But home sales — which are picking up generally — are always worth checking out as a way of measuring the pulse of the market.

At Berkeley’s higher end, the story seems to be one of judicious pricing leading to offers that exceed list prices.

The quintessentially Berkeley home at 2830 Garber Street sold snappily for $1,160,000 on an asking of  $1,150,000. Another home on Garber, at number 2900, sold for $1,110,000 on a $1,075,000 list price.

It took longer to find a buyer, but when it did 634 Wildcat Canyon Road (above), which we highlighted when it went on the market in August, sold for 6.5% over its list price. It closed at $1,225,000 on an asking price of $1,150,000.

    Except for 14 The Uplands, 2970 Avalon, 19 Alvarado, 257 Hillcrest and 2927 Forest all of which sold for less than asking.

    But it is true that very good homes, priced reasonably, are moving quickly again.
