Closing Escrow on a Closing Year

When you’ve been sitting on your unsold property since the summer, hoping and praying that someone will make you an offer before year’s end, it must be more than a relief to finally find a buyer — even if, in this instance, you have to stomach a 19% reduction on your original asking price.

The 5/3.5 refurbished mid-century modern at 131 Crocker Avenue in Piedmont (above) hit the MLS in August for $2,850,000. It sold more than half a million down just before Christmas for $2,300,000.

Meanwhile, over in Berkeley, architect David Stark Wilson no doubt gritted his teeth when he accepted significantly under the $3,275,000 asking price for his striking hill-top home at 7124 Norfolk Road. It closed on December 21 for $2,950,000.

On the other hand, in this uncertain climate, it is perhaps worth making some compromises for a sure sale.
